James H. Patterson has been certified as a specialist in real estate law
by the State Bar of Arizona since 1986. His practice concentrates on matters
relating to all aspects of real estate and financing, including negotiating
acquisitions and dispositions; drafting options, purchase contracts and escrow
supplements; title review and negotiation with title insurers; preparation of
closing documents, including notes, security instruments, assignments and collateral
assignments, and deeds; preparation of co-ownership agreements, easements and
cross-easements, licenses and covenants; and preparation of rolling option and
master developer agreements. Mr. Patterson represents private and institutional
lenders, major retail developers, municipalities, homebuilders and developers,
general corporations, joint ventures and limited partnerships and limited
liability companies. He also has an extensive leasehold practice, including the
preparation of gross, net and percentage leases for shopping centers, office
buildings and medical plazas, preparation of ground leases for both
ground-lessors and ground-lessees, and representation of tenants in
negotiations with landlords.
