Tim Waters has been practicing law for more than 35 years in the areas of analysis, negotiation and documentation of real estate and business purchase and sale transactions, financing, leasing, construction, due diligence, acquisition and development, land use, bonds, brokerage, and escrow, golf course purchase, operations, and financing, the formation, operation and dissolution of partnerships, corporations, and limited liability companies, general business transactions, and contracts. With his experience representing both lenders and borrowers, investors and developers, landlords and tenants, Mr. Waters brings a practical, informed approach to real estate and business transactions and the experience and insight necessary to develop creative solutions to achieve his clients’ objectives.
Mr. Waters was in-house counsel for over 15 years to a major San Diego-based real estate investment and development company. As the company’s General Counsel, Mr. Waters was responsible for and directly handled all phases of legal work for over $1.2 billion of assets under management in over 75 real estate projects located in 15 California counties and in Nevada, Arizona, Georgia, and Florida.
Mr. Waters has negotiated and drafted the documentation for the purchase and sale of shopping malls, office buildings, golf courses, condominium projects, apartments, thousands of acres of land and thousands of finished lots, the formation of partnerships and limited liability companies with some of the largest real estate developers in San Diego County, and hundreds of millions of dollars worth of acquisition, development and construction loans. Included in these transactions are the development of master planned communities and the sale of an 1800-acre parcel to the U.S. Fish and Wildlife Service to create one of the largest wildlife refuges in San Diego County.
