Tim Paone is a Partner in the Land Use and Natural Resources Practice Group at Cox, Castle & Nicholson. Recognized in the highly respected “Best Lawyers in America,” Tim’s extensive experience covers the broad spectrum of the entitlement process, starting with acquisition due diligence and extending through the entitlement process, and, when necessary, litigation. His practice places a strong focus on the California Environmental Quality Act, the California Coastal Act, development agreements, natural resource issues, and the Subdivision Map Act. He has counseled clients on the entitlement of projects in Orange, Riverside, San Bernardino, Los Angeles, San Diego, and Ventura Counties. He also has successfully handled land use litigation matters in the courts of each of those counties, as well as in San Francisco and San Luis Obispo Counties. Tim’s practical insight and guidance comes not only from his deep land use legal experience, but also from his early years as a business and real estate litigator, his experience in private land development, and his public service. He has managed entitlement for The Irvine Company's projects in Newport Beach, the Newport Coast, Anaheim, and Orange, and has served as a planning commissioner, a planning commission chairman, and a Governor's appointee to the California Law Revision Commission.
