2016 has recognized Mr. Godman as a leading practitioner in real estate, noting that clients describe him as "fantastic,” "very responsive" and “extremely thorough and knowledgeable.” Previously, clients told Chambers
he is “very commercial, very user-friendly,has a lot of local New York knowledge” (2014), and understands the business issues and knows how to find solutions” (2015). Among his most notable New York work, Mr. Godman represented a joint venture between The Peebles Corporation and The El-Ad Group in the acquisition and financing of 108 Leonard Street (formerly known as 346 Broadway), the single largest building ever sold by New York City. Redevelopment plans for this 419,000-square-foot Tribeca landmark included a mixed-use combination of luxury condominium residences, a possible boutique hotel and an approximately 15,000-square-foot community space, along with a parking facility. Mr. Godman’s work on the transaction included forming a joint venture, negotiating the contract of sale and related leaseback, and assisting with the financing for the acquisition. He also represented Rockrose Development Corporation in its refinancing and sale of the leasehold estate in 22 River Terrace.
On a national scale, Mr. Godman represented Millennium Partners in a long-term lease by Millennium to Equinox Fitness of the Sports Club/LA and Reebok Sports Club/NY clubs located in Boston, Miami, New York, San Francisco and Washington, D.C., as part of the transaction in which Millennium sold its health and fitness club business and certain related assets to Equinox Fitness.
